POLICIES

Rental Rates & Fees:

Rental rates are displayed per night or per week.  Rates vary due to seasonality and holidays.  Please select your dates on our online booking calendar for an exact quote.

Taxes: We assess a one-time state tax as follows - Navarre (6.5%), Panama City Beach (13%), and Folly Beach (14%).

Cleaning: Different properties are different sizes and cleaners charge different rates.  The cost of cleaning for each property is as follows:

Folly Beach - $100

Emerald Oasis - $90

Seahorse Retreat & Palm Breeze Beach House - $295

Refundable Damage / Security Deposit:  The refundable damage / security deposit for each property is as follows:

Folly Beach - $300

Emerald Oasis - $300

Seahorse Retreat & Palm Breeze Beach House - $800

Cancellation Policy

In the event that TENANT cancels this Agreement within thirty (30) days of the commencement date of the Rental Term, OWNER will make every effort to re-rent property at best prices possible and will refund TENANT amount of the rental, before tax or cleaning charges, after rental term has commenced. If OWNER is unable to re-rent property, TENANT will forfeit the entire rental fee. In the event it is necessary to cancel this Agreement between one hundred twenty (120) and thirty days (30) prior to the commencement date of the Rental Term, OWNER will refund TENANT's pre-paid rental fee, minus twenty percent (20%). If TENANT cancels this agreement 120 or more days prior to Rental Term, OWNER will refund TENANT's entire prepaid fee.

Deposit Policy

In addition to the rental fee, a security deposit in the amount of $800 (Seahorse Retreat or Palm Breeze Beach House) or $300(Emerald Oasis or Water's Edge Townhome) is due and payable on or before thirty (30) days prior to the commencement date of the Rental Term, as security for performance of all of TENANT's obligations under the terms of this Agreement. If TENANT defaults in any provision of this Agreement, OWNER has the right to use the security deposit, or as much of it as may be necessary, to pay any unpaid rental fees, and/or to cure or effect the repair of any damages incurred by OWNER by reason of TENANT's default. If the deposit is not used for any such purpose, it shall be refunded to TENANT at the end of the Rental Term and upon inspection of the by OWNER or OWNER's agent. TENANT is not entitled to interest on the security deposit.
